Getting ready to buy a home

If you are thinking about buying a home in Casper or in Wyoming here are a few things to think about before you sign that purchase offer. Whether you are a first time homebuyer or have owned several I think that this is good advice for everyone to think about.

First what kind of home are you looking for? Do you want a ranch style home or a multi-level home? How many bedrooms and baths do you want? What rooms are important to you? Do you want a large kitchen, laundry on the same floor as bedrooms, walkout basement, formal dining room, large master with walk-in closet, garage capacity, yard, or something else that you feel would be special in the home you are looking for? What area do you want to live in? Close to schools, your work, shopping, medical facilities, etc. Write these things down so that you have a list to check off as you are looking at homes.

Now that you have identified the area and type of home you need to go to the financial institution and get pre-qualified for a loan to purchase the home. You can use local banks or mortgage companies but check into them to see how they have performed in getting people to the closing table. Many financial institutions can get people pre-qualified but getting the loan finished may be a different story. Ask what their average closing time is from start to finish. Do they offer portfolio loans? What are their fees and have them go over them with you before you start. Many people get caught up in the moment and don’t pay attention to fees which then effects the amount of money that you need to bring to closing or that you may need to ask the seller for help.

Now that you have these two things completed you are ready to go out and look for a home that you can afford and one that meets your desires.
